Laois land makes over €20,000/acre at auction

Post-auction report: Over €20,000/acre for land in Laois

Land in County Laois changed hands for just over €20,000/acre at a public auction this week in a sale handled by Jordan Auctioneers.

The property firm put 31.5-acres (12.74 ha) of land on the outskirts of Stradbally, Co. Laois, in Woodlands, Timogue, under the hammer in a public auction on Thursday, June 8th, 2023, for a combined value of €645,000 (€20,476.19/acre).

The property, who sold at Killeshin Hotel, Portlaoise, previously featured on That’s Farming in April with a guide price of €14,000/acre, as you can see in this news article.

The property is close to Portlaoise (12km), Athy (16km) & Carlow (25km) and came for sale in the following lots:

1: Circa 17-acres (6.75 hectares):

This lot has extensive frontage onto the Timahoe Road of over ½km, and the eastern boundary runs along the Timogue River with over 400 metres of frontage.

The land is in one large division, currently in grass and there are mature hedgerows on all sides with an access gate off the road.

2: Circa 4.5-acres (1.82 hectares)

This lot has frontage to Timahoe Road and the Bauteogue River (300 metres), and the land is currently in grass.

3: Circa 10-acres (4.04 hectares)

This lot runs along the Timogue River (400 metres) and has frontage onto the local road, which leads to Carlow and is all in grass but is “ideal” for any number of uses.

4: Entire on c.31.5 acres.

Post-auction report:

According to Clive Kavanagh of the selling agents, the property was sold in lots as that was “where the most interest was generated at the auction” with hammer prices as follows:

  • 1: €350,000;
  • 2: €65,000;
  • 3: €230,000.

The selling agent commented: “The land was all top quality and suitable for a wide range of uses. It was tilled in the past, and several of the lots have site potential.”

“All purchasers were local-based farmers. There was good interest in all the lots from the start of the marketing campaign, and the owner was delighted with the result,” he concluded.
