Land with traditional barn on 8ac guiding at €34,375/ac

Jordan Auctioneers has launched to the market circa 8 acres of “top-quality” land with a traditional barn (potential for conversion) in the centre of Carbury Village in Co Kildare, writes farming journalist, Catherina Cunnane.

The property extends to circa 8-acres (3.23 hectares) with “extensive” road frontage in the village.

It is currently in grass with mature trees and natural hedgerows on the boundaries.

There is a “lovely” aspect towards Carbury Castle to the north and Newberry House to the south.

According to the selling agents, the entire would make an “ideal” site for a house or small cluster of houses (subject to obtaining planning permission).

The subject property is approximately 7km from Edenderry and 11km from Enfield.

This is an excellent location, with the M4 (Junction 9) less than a 10-minute drive from the holding.

Carbury itself is described by selling agent, Clive of Jordan Auctioneers, as “a smashing village, having been bypassed and now with an active tidy towns committee who have improved the attractiveness of the village considerably in recent years”.

Carbury Village is classified as a ‘Rural Node’ in the County Development Plan 2023 – 2029. There was a Previous Planning Permission (since expired) granted in 2008. (Ref 061211) for Conversion of existing listed building to dwelling house with a proposed extension to rear & all associated site works including provision of septic tank’.

Over €20,000/ac for land in Laois

The launch of its latest listing comes following the sale of land for over €20,000/acre at a public auction.

The property firm put 31.5-acres (12.74 ha) of land on the outskirts of Stradbally, Co. Laois, in Woodlands, Timogue, under the hammer in a public auction on Thursday, June 8th, 2023, for a combined value of €645,000 (€20,476.19/acre).

The property, who sold at Killeshin Hotel, Portlaoise, previously featured on That’s Farming in April with a guide price of €14,000/acre, as you can see in this news article.
