42ac of land ‘ideal’ for farming guiding at €18,000/ac

Guiding at €18,000/acre, through Jordan Auctioneers, is a land holding extending to circa 42.407-acres (circa 17.166 ha) at Millicent, Sallins, Co Kildare, writes farming journalist, Catherina Cunnane.

According to Paddy Jordan, selling agent, the property comprises “top quality land”, laid in permanent pasture for over a century and set out in five large, well-sheltered divisions.

The land has good access and benefits from two entrances on separate roads offering lots of future potential.

It offers natural boundaries and hedgerows throughout, affording tremendous shelter, and is “ideal” for farming, a small stud farm or an equestrian enterprise and/or a premium residence(s) (subject to the necessary planning permission), according to the property firm.

There was previously planning permission granted on the land by Kildare County Council, but this has since lapsed.

It is intended to offer the property in lots:

  1. The entire – c. 42.407-acres (c. 17.166 hectares);
  2. C. 21.203-acres (c. 8.58 hectares);
  3. C. 21.203-acres (c. 8.58 hectares).
Agent’s comments

Commenting on the sale, Paddy Jordan said:

“It is seldom that such an attractive parcel of land comes for sale in such a superb location.”

“The property is in an excellent location in the townland of Millicent, which is approximately 3 km north of Sallins and 4 km south of Clane near the Sallins By-Pass.”

The property is within easy access of the M7 at Junction 9A, which provides speedy access to Dublin City.

He continued: “In prime condition, this land is situated in an idyllic and much sought-after setting, adjacent to the River Liffey, and within a short drive from several established stud farms and racing stables.”

“Goffs Bloodstock Sales Complex is a five-minute drive, and there is excellent accessibility to a number of premier racecourses, including The Curragh, Punchestown, Naas and Leopardstown.”

The property is also within a short distance of choice Golf Clubs including The K Club, Palmerstown House, Castlewarden Golf & Country Club, Killeen Castle and the neighbouring Millicent Golf and Country Club and benefits from the “extensive” range of amenities and transport services that Sallins, Clane and nearby Naas have to offer.

A public auction will take place in Lawlor’s Hotel, Naas, on Thursday, June 22nd, 2023, at 3 pm, unless previously sold.
