46ac residential farm with top-quality land & road frontage guiding at €550k

A residence, outbuildings, top-quality land, road frontage, extensive mountain commonage grazing and BPS payments of €4,000 are among the selling points of one of Jordan’s Auctioneers’ newest listings, a farm for sale in Co Carlow.

Paddy Jordan of Jordan Town & Country Estate Agents, Newbridge, is guiding the 46ac property at €12,000/acre with an AVM (Advised Minimum Value) of €550,000.

The “compact” residential farm in Knockdromagh, Myshall, Co. Carlow is for sale by auction next month.

The property is near Garryhill and is convenient to Bagenalstown, Fenagh and Borris. It has a “compact” residence, needing upgrading, with two reception rooms, kitchen, a three bedrooms and a bathroom.

Outbuildings, land and BPS

According to Jordan, there is an “extensive” yard with two three-span hay sheds, a four-span hayshed with a lean-to and five boxes, a barn with five boxes, a cattle pen and crush, a workshop, and a small all-weather arena.

He said that “the land is all top-quality with no waste and good road frontage in six divisions with excellent shelter”.

“It is in permanent pasture with piped water and a stream. There is a single farm payment of approximately €4,000 and extensive mountain commonage grazing of Rathnageeragh, Knockendrane and Coolasnaghta.”

The selling agent believes the property is “ideally suitable” for a dairy enterprise or bloodstock.

The property is for sale by public auction on the lands on Thursday, December 2nd, 2021 at 3.00 pm.

Farmhouse for sale in Tipperary

Earlier this week, we featured a four-bed farmhouse with ‘details you won’t find in your average home’.

DNG Liam O’Grady’s listing in Ballinulty is a traditional country farmhouse on 0.5-acres, with “rustic charm”.

The selling agent claims the property in Ballinad, Monard, circa 10kms from Tipperary town offers a “rare opportunity”.

The “picturesque” countryside surrounds it, offering an “idyllic and relaxed setting to enjoy the serenity of rural life”.

He said its current occupants have maintained the G BER-rated property “well”.

According to the selling agent, it has a range of outbuildings and sheds, one of which they converted to a “high enough standard” for use as a studio or office.
