100-year-old cottage with pizza stove, stables, land, and outhouse for €550k

Property: Restored cottage for sale

Michelle Burke, MIPAV Auctioneer and Letting Agent, has just launched a restored 100-year-old cottage with “touches of the wow factor” in Fearragha, Belclare, Co. Galway to the market.

Blackberry Lodge, oozing charm, warmth, and homeliness, is “nestled in the heart of the countryside”, yet, it is only a short drive to Galway City.

The property sits on c. 7-acres of “top-quality” lands and has stables, a sand arena and a paddock, making it ideal for use as an equestrian centre.

She suggested that this home offers an investment opportunity with a “myriad of uses”, including dog training/kennels, a retreat location, a cooking school or even a yoga or glamping venue.

According to the agent, one of the current owners, an interior designer, has “charmingly” restored the residence, which also comes with a separate building to the rear.

She suggested that the converted outhouse, extending to 680 sq. ft., is suitable for use as a guest room, home office, study, granny flat or guest room, subject to planning permission.

The local authority previously granted full planning to merge the cottage and converted outbuilding; however, this has now lapsed.

She explained that it offers the potential to extend and have a “substantial” 4/5-bedroom country house. (SPP). It is sited on 4-acres of “exceptional” quality lands and accessed via a tree-lined driveway.

Burke then provided a comprehensive insight into the main residence’s accommodation.

She explained: “On entrance to the home, one is immediately enchanted by the lounge with its high vaulted ceiling, thick walls, large imposing fireplace with a stone-style mantle with solid fuel stove, cast iron radiators and distressed wooden flooring.”

“There is a double bedroom just off the lounge with functioning potbelly solid fuel fireplace, which has the original doorstep as a mantle.”

“This room also has vaulted ceilings with insert beaded lights offering low lighting with soothing ambience.”

Meanwhile, the bathroom & guest WC are separate rooms, and each have its own “distinctive” style.

She said the theme of individuality continues into the kitchen and dining area. Its large centre island provides both workspace and dining with ample built-in storage.

She explained that porcelain flooring compliment the units, and a walk-in larder and separate double presses ensure there is “tons of room to storage space”.

A second bedroom – which comes with a large en-suite, wet room shower and walk-in wardrobe – is adjacent to the kitchen.

To note, there are exit doors on both sides of the kitchen. One leads to the picturesque courtyard, which, she suggested, is “ideal” for al fresco dining.

It boasts its own pizza stove and 6ft. high stone walls and original, white-washed stone storage unit for fuel etc.

Paddock and gardens

A double gate provides access to the residence’s front, and a large paddock adjacent to the courtyard, provides fodder and grazing for the owner’s horses.

Other features include:

  • Landscaped gardens;
  • A Japanese inspired garden;
  • Summer house-style gazebo complete with an adult swing;
  • 800 sq. ft. large workshop/studio with dual access;
  • Two stables with allowance for two more;
  • A sand arena of 40×45 metres.

Lastly, the land is of “good” quality and is “well maintained”, with paddocks enclosed with post and railing fencing.

The property firm is seeking €550,000 for this listing.
