Land has changed hands for €14,895/acre, €2,395 more per acre, than the guided price of €600,000 for the 48-acre block in Rhode, County Offaly.
Jordan Auctioneers handled the sale of the property, which took place through a public auction last week on Thursday, September 14th, 2023, in the Keadeen Hotel in Newbridge in Kildare.
According to Clive Kavanagh of the selling agents, “there were only 3 parties in attendance, but all were bidders making for a good auction”.
Bidding opened at €450,000 with two purchasers battling it out and it wasn’t until the hammer almost fell that the eventual buyer came in and secured the lands for a figure of €715,000, equating to just under €15,000 per acre.
The purchaser is believed to be from the general area.
Ahead of the auction, the property firm outlined that “the land is all in one block currently in grass with superb mature trees and natural hedgerows throughout”.
The land is currently in three divisions and according to Clive Kavanagh of the selling agents “it is an ideal farm for livestock, a dairy enterprise or for an equestrian use”.
Under the soils map of Ireland, the farm is classified as ‘Elton Series’ which are generally known as top-quality limestone lands.
They have high production capacity for either arable or grazing purposes and there is a mains water supply to the lands.
The lands are located on the edge of Ballystrig, approximately 1.5km from the village of Rhode with a frontage of circa 60 metres onto the R441.
The entire is circa 14km from Edenderry, 12km from Rochfordbridge & M6 and about 25km from Tullamore.
The larger towns within the general vicinity provide a wide range of services.
Jordan Auctioneers is guiding its newest listing, a block of circa 53-acres at Eagle Hill, Suncroft, The Curragh, Co Kildare, at €10,000/acre.
The entire is being offered for sale in the following lots, by means of auction on Friday, September 29th, 2023, at 3 pm in the Keadeen Hotel, Newbridge, Co. Kildare.
