€1.85m Curragh House set to attract interest from racing fans and breeders

Cappagh House for €1.85m

€1,850,000 is the guide price that JP & M Doyle has placed on its newest listing, Cappagh House, Painstown, Donadea, Co Kildare.

The property portfolio in “Ireland’s most famed thoroughbred county” consists of c. 40-acres of land, a country residence surrounded by mature gardens and a stable yard.

Cappagh House

The residence is a “commanding” three-story red brick family home, which is “neatly” positioned at the end of a “swooping” driveway.

The house comprises large well-proportioned reception rooms and five bedrooms over three floors.

The selling agent suggested that it is “ideally positioned to enjoy the impressive” gardens and adjoining paddocks.

According to the property firm, “it is rare” to find a combination of “such fine” lands, along with a “fine” residence in situ, yet within walking distance of a village but “enjoying all this country life has to offer”.

Land

The agent claims that Cappagh House is amongst “some of the best lands Kildare has to offer”.

The lands, which are “exceptionally” fertile and lush, are in two main divisions. Besides, three smaller nurseys paddocks adjoin the stable yard.

The agent highlighted that the mineral-rich soil of Co Kildare is renowned for raising animals, in particular, racehorses.

The equine facilities are in a stable yard which includes five stables, tack rooms and a lean-to feed store.

Location

The agent suggested that the “property would make the most ideal setting to breed, raise or train horses”. They also said it could be suitable for those with a desire to “simply enjoy the company of horses in the heart of Kildare”.

They said:

“The close proximity to major thoroughbred sales complex and local racecourses, including Naas, Punchestown, Leopardstown and The Curragh, should appeal to both racing fans and breeders.”

It is just 5 minutes from Clane, Clongowes Wood College and Donadea Forest Park.

Meanwhile, it is a 10-minute drive to the M4, K Club & Straffan, 12 minutes to Sallins Train Station, 15 minutes from Naas and M7 and only 30 minutes from Dublin City and Dublin Airport.
