The holding is in majority permanent pasture with approximately c.20-acres in tillage.

The holding benefits from excellent road frontage onto the Killucan to Kinnegad road with “good sightlines” for constructing a dwelling house – subject to the necessary planning permission.

“This superb holding in seven divisions with no waste whatsoever and accessed by an impressive pier entrance with a concrete/tarmacadam central roadway leading to the majority of the divisions.”

Furthermore, the holding has neat boundary white thorn hedging and is well fenced. There are various native trees throughout the property.

“These grazing and tillage lands are suited for an equestrian, dairy or tillage enterprise.”

“Lot 1 also incorporates an established sand and gravel quarry, currently under license to a sand and gravel distributor.”

“Fortunately, the quarry was established in the 1950s, pre the Planning and Development Act of 1963.”

Lot 2 comprises lands in permanent pasture in four large divisions with “no waste”.

“The lands have excellent road frontage onto the canal link road, just off the Kinnegad to Killucan route.”

“These limestone lands would be suitable for any farming enterprise. They are in an area known for its productive qualities.”

Lot 3:

According to the selling agent, these lands are in neat divisions and all in permanent pasture.

They benefit from dual road frontage onto the Killucan to Kinnegad road and onto a secondary road leading to Raharney.

“Finally, the lands need some attention with regards to drainage and reseeding. Although the lands seem to be somewhat neglected, they have a good heart and could be revived to highly productive lands with some reclamation. The lands benefit from a cattle pen.”

Auction

The auction will take place on Friday, November 26th, 2021, at 3 pm in the Greville Arms Hotel, Mullingar & via LSL Auctions.
