345ac Drummin Estate sold following auction

The 345ac Drummin Estate, in Carbury, Co. Kildare, came under the hammer on Thursday, June 29th, 2023, in a public auction at Johnstown Hotel, in a sale handled by Jordan Auctioneers & Sherry Fitzgerald Country.

The joint selling agents placed an asking price of just over €3 million on the property, as reported by www.thatsfarming.com in this news article.

Ahead of the auction, a spokesperson said:

“This is in need of restoration, giving the new owners an opportunity to put their own stamp on the property”.

The property boasts a Georgian house containing four bedrooms and three reception rooms, a caretaker’s lodge, land and extensive road frontage and came for sale in a number of lots.

The Drummin House avenue is lined with mature trees, creating an immediate atmospheric introduction to the estate. Down the avenue to the gravel forecourt, the house immediately impresses.

Along with the main house, there is also a caretaker’s lodge on the estate, which is located by the farmyard and requires immediate restoration.

Accommodation in the lodge includes a living room, kitchen/dining room and two bedrooms.

Post-auction report

Lot 1, which guided at €795,000, consisted of Drummin house and yard on 53-acres which attracted two bidders and was withdrawn at €680,000 before being sold afterwards for an undisclosed sum.

The second lot extended to 44-acres which adjoined lot 1 and was described as “good quality land with no buildings”, with a €516,000 guide price.

This lot was withdrawn at €440,000 and sold immediately afterwards to a local-based farmer for an undisclosed amount.

The final lot, which is located across the road from the main house, consists of mixed quality agricultural lands with about 100-acres in tillage, 114-acres in grass, 28 acres of woodland and 6-acres of Willow, with an old traditional farmyard on this section.

This lot, guided at €1,725,000, was withdrawn at €1m and sold afterwards, according to the joint selling agents.
