166-acre residential beef farm ‘with scale and potential’ guiding at €1.2m

A 166-acre residential farm in Co Westmeath with a €1.2m guide price will come under the hammer later this month.

Raymond Potterton Auctioneers is handling the sale of the “extremely fertile farm with scale and potential” in Newcastle, Castlepollard.

Residential farm in Westmeath

The selling agent views this as a “superb opportunity to purchase a substantial residential farm in one block in excellent farming country”.

He said that with some investment, the lands are suitable for “any agricultural use”.

The auctioneering firm will offer the property for sale in the following lots:

  • 1: Residence & yard on c. 22-acres;
  • 2: 144-acres.

Commenting on the property, which is on the market as an executor sale, the auctioneer said:

“The farm is well known locally for the quality of the cattle that have been finished on its lush pasture.”

“It is located in an area of extremely high fertility and successful tillage and cattle enterprises. Newcastle is a spectacularly attractive agricultural holding.”

“The private setting and the vista over the surrounding countryside and up to Mullaghameen Woods makes Newcastle a place apart.”

Residence and lands

The residence consists of a Georgian villa-style two-storey house providing “spacious” accommodation with all services and “an abundance” of original period features and an attractive setting.

Also, the residence is approached by a circa 500-meter avenue, which travels through parkland, featuring many specimen trees and a Norman tower house.

Besides, the lands, in six main divisions, are well fenced and all under permanent pasture.

The farm benefits from a good drainage system and fronts the River Glore, providing an “unfailing” water supply.

Location

The farm is located 7km from Castlepollard, 15 km from Granard, 17km from Edgesworthstown, 23km from Mullingar and is easily accessible from the N4 and R395.
