‘Outstanding’ ring-fenced 54-acre block of land with €750,000 guide price

Savills is guiding “an outstanding” ring-fenced block of productive, tillage land for sale at Fontstown, Athy, Co. Kildare at €750,000.

The land, approximately 54.0-acres, is currently farmed for tillage, with frontage onto the R415.

The property firm will offer the farm for sale in its entirety by online auction on August 27th, 2021, at 12 pm.

Tillage land for sale 

Ahead of the online auction, the selling agent said:

“The land is in a prime location and well serviced for agricultural activity.”

“A key feature of the land is its ability to grow a wide range of crops including, in recent years, winter barley and spring barley.”

“Winter barley and spring barley have been grown in the 2021 season. The land is divided into a number of enclosures suitable for modern-day agriculture. Mature hedging provides shelter,” the selling ahead added.

Productive farmland

According to the selling agent, the land is in an area that is renowned for its productive farmland.

As such, it is well served by grain merchants, agricultural machinery suppliers and livestock marts.

The National Ploughing Championships have been held in Athy seven times since starting in 1931.

Furthermore, the area is also synonymous with the bloodstock industry, famous for its world-renowned stud farms and busy racing calendar.

Location

“The land at Fontstown is situated in a central location in County Kildare, being convenient for the M9 (11.5 km).”

“Athy has an excellent transportation system including a railway station (10 km), which is on the Dublin to Waterford intercity route.”

Athy (10 km) is a “designated” heritage town of Ireland and a fine example of an Anglo-Norman linear settlement.

“It is an attractive commercial town located in the southwest of Kildare and one of the main growth centres in the county.”

“Kildare (15 km) and Carlow (28 km) are two large neighbouring towns, and they also provide further amenities.”

Fontstown Series

Access the land at Fontstown via the R415 at the north-easterly boundary through double gates, suitable for heavy machinery.

“With a westerly elevation, the predominantly level topography rises from about 70 metres (229 feet) above sea level on the westerly boundary to a high point at the easterly boundary of about 91 metres (298 feet) above sea level.”

It has approximately 200m of road frontage. The land consists of soils from the ‘Fontstown Series’.

“These soils have a wide use range. Together with the soils of the Athy Complex, they are largely responsible for South Kildare’s reputation as a tillage area.”
