A circa 400-acre fully operational dairy farm in Navan, Co. Meath is available for lease for €10,000/month.

Dowdstown Farm is located on the R147 Road, 4km South of Navan and 30km Northwest of the M50 at Junction 6.

The farm is adjacent to the M3 Motorway and is within a 2-minute drive off Junction 7 (Skryne/Johnstown R147 Junction). The farm also enjoys frontage to the Boyne and Skane Rivers.


The working dairy farm comprises c. 400-acres exclusive of woodlands. It is all under high-quality pasture with the exception of c. 25-acres which has been recently used for maize production, according to Raymond Potterton & Co.

“The lands are located in the Boyne Valley and would be considered the very best of County Meath farmland. Dowdstown Farm is locally renowned for its grass growing abilities.” the letting agents explained.

“The lands are well served by a good quality farm roadway network with the vast majority of paddocks well served by a piped water system.”

The farm fronts the R147 (the former Navan / Dublin road) and the M3. There are c. 94-acres on the opposite side of the R147. The majority of the lands located to the South of the M3 enjoy the benefit of a full-height farm machinery underpass.

Two small areas extending to c. 28-acres and highlighted in blue on the Dowdstown Farm map will be leased under a 5-year lease only. The lease will be subject to 5 yearly reviews.

Rent and guide price

The rent will be paid by standing order on the 1st of every month, the letting agents stated.

The letting agents are guiding a price of €300 per acre or €120,000 per annum.


The farm currently has 163.08-hectare entitlements with a net unit value of €278.03. This gives a gross 2019 payment value of €45,341.13.

The tenant will be responsible for refunding to the lessor 60% of all EU Basic Payments or other such direct payments received for the duration of the lease.

Tenant selection

All prospective tenants will be expected to provide 3 years accounts and any other financial information which the tenant would deem relevant.

The practical abilities, past performance and the financial strength of the tenant will weigh heavily in the selection process.
