Online bidder in Abu Dhabi secures 16-acres of land in Offaly for €195,000

An online bidder in Abu Dhabi forked out €195,000 for circa 16.38-acres of prime agricultural land in when a farm went for auction last week.

The Offaly-based farm was offered for sale in six lots on LSL Property Auctions on Wednesday, December 9th.

Ahead of the auction, GVM Auctioneers Tullamore, said: “A wonderfully located farm on the eastern side of Clara town which will appeal to both farmers and investors alike.”

“Comprising of c.102.49-acres and including a 2-bed cottage, this farm will be offered for sale in 6 lots by public auction on Wednesday, December 9th at 2pm.”

Lot 1:

This lot comprised of c.16.38-acres of prime land with dual road frontage. Currently laid out in grass in one relatively square field, this land has gentle undulations within it, according to the selling agents.

This parcel fronts onto the R436 Clara/Kilbeggan road opposite Steripack Medical and Europharma Concepts and the R391 Clara/Horseleap road.

This land is currently under lease until May 31st, 2021. “It would appear to be suitable for a grazing farming enterprise or investor looking at its potential long term future prospects.”
There is a footpath to the front of this land leading back to Clara town centre.

Lot 2 – Sold for €105,000

This lot comprised of an “attractive” 2-bedroom compact cottage on a mature c.1.16-acre site. “An ideal investment opportunity or as a house to be extended into a more substantial family home subject to the necessary planning consent.”

Located on an elevated position over the site, there are “panoramic views” of the mountains in the distance. Located on the R391 Clara / Horseleap road this lot adjoins Lot 1 noted above.

Accommodation within the detached cottage includes an entrance hallway, 2 bedrooms, open plan kitchen/living room and bathroom. It’s on mains water with septic tank to rear and is heated via oil fired central heating. The cottage extends to a compact c.459 sq. ft.

Lot 3 – Sold for €400,000

This comprised of c.42.32-acres of excellent quality arable land with extensive dual road frontage. This block of land is of top quality and would be noted for its free-draining, fertile soils, according to the auctioneers.

This land is laid out in grass, in a number of easily managed divisions. It is easily accessed with a number of gateways onto the R391, Clara / Horseleap road.

Lot 4 – Sold after auction

This consisted of c.41.93-acres with a farmyard. This land is partially zoned (public/community/educational) & (business/employment) mainly where the farmyard and small field to side are located.

This agricultural land has straight road frontage and gently slopes from the road back down towards the River Brosna on its Southern boundary.

“Again, this prime parcel may have investment potential as its ideally located with Steripack Medical and Europharma Concepts to one side and a row of residential houses extending out from the centre of Clara town on the other.

The sheds within the farmyard include a 6-span round roof, concrete-floored shed with a 6-span lean-to adjoining each side. A 6-span round roof, concrete-floored shed used for storage.

Also, a 3-span round roof gravel floored shed with adjoining 3 span lean-to. A 2 span ‘A’ roof sheep shed. A selection of smaller outhouses/storage sheds.

Lot 5 – Sold after auction

Lastly, lot 5 comprised of c.0.7-acres of roadside land, zoned business & employment with a large 4-span round roof agricultural shed with 4 span lean-to sheds adjoining each side with concrete floors.
