1,776-acre holding for sale in the UK

“An outstanding, multi-faceted rural estate of highly unusual scale” is how Savills has described its newest listing, Exning Estate.

The estate, near Newmarket on the Suffolk / Cambridgeshire border in the UK, is for sale for the first time in over one century.

It includes mainly let assets such as residential properties, equestrian enterprises, Rossdale’s equine hospital, a solar farm (155-acres), two in-hand farming enterprises – arable and beef – and a “substantial” principal house.

According to Savills, the estate, which currently generates a gross rental income of £1.6 million per annum, is available either as a going concern or as a sale of property assets.

Landwade Hall extends to over 8,000 sq ft, and there are a further 56 dwellings on the estate.

The residential portfolio has been “actively “managed and undergone a programme of cyclical maintenance and repairs.

Most of these properties are let on assured shorthold tenancies.

Farming

The farm is home to arable and beef enterprises. The 1,000-acres of arable land grow wheat, barley, oilseed rape and sugar beet.

Furthermore, the farm has on-site storage for 2,750 tonnes, with a further 600 tonnes available at Camgrain.

Moreover, Landwade Farm is also home to a suckler herd of 120 cows and followers.

The farmland, woodland and shelterbelts across the estate form the basis for a locally renowned mixed lowland shoot.
