A “valuable” circa 27.8-acre roadside holding with derelict farmhouse and outbuildings in Wexford is for sale by auction later this month.
Quinn Property is overseeing the sale of the holding in Ballyvaloo, Blackwater.
David Quinn will offer the property for sale in the following lots:
- 1: Farmhouse on circa 1.8-acres;
- 2: C. 25.3-acres;
- 3: 0.65-acres;
- 4: Lots 1 and 2 together.
The property has dual frontage onto the main Curracloe to Blackwater road (R742) and a local road.
Wexford farmhouse
According to the selling agent, the farmhouse has been unoccupied for “some time” and is in “a derelict state”.
The residence and out-offices need “complete renovation”.
The selling agent suggested there may be potential for further development subject to planning.
“As the farmhouse is on circa 1.8-acres, it may also suit potential buyers with equestrian interests.”
“The property is within walking distance of the coast. It would make a lovely site for a renovation project or re-development,” he added.
Lands
The lands are currently in several suitable divisions, all of which are currently in grass.
Some of the lands towards the western boundary are covered in natural growth.
According to the selling agent, these lands require works to be returned to agricultural use.
There are several ponds on the land, with one larger pond towards the rear boundary.
The selling agent pointed out that these may offer a purchaser the opportunity to develop an eco-tourism/wildlife project.
“The lands run at a slightly elevated angle from the public road and enjoy coastal views,” Quinn added.
Location
The holding enjoys an “excellent” location along the coastal road between Curracloe and Blackwater.
It is 3km from Curracloe, 4km from Blackwater and is within 1km of some of Wexford’s “finest” beaches, including Ballyconnigar, Ballinesker and Curracloe.
“Both Blackwater and Curracloe have a range of shops and services and primary schools.”
“Wexford town is located just 12 km from the property and offers an extensive array of amenities and tourist attractions.”
“The town is linked to Dublin by the M11/N11 National Primary Route and to Rosslare Europort, Cork and Waterford by the N25,” Quinn concluded.
