28ac farm in ring-fenced block with 3 divisions guiding at over €15,700/ac

Savills is guiding circa 28-acres of “quality” land in a ring-fenced block with “extensive” road frontage at Charlestown, Athlone Road, Mullingar, Co. Westmeath at €440,000.

The holding, extending to 11.1 ha in total, will come under the hammer in a public auction on Thursday, November 10th, 2022, at 3 pm at Mullingar Park Hotel, Co Westmeath (unless previously sold).

The firm will offer the property for sale in the following lots:

  • 1: About 4-acres / 1.6 hectares;
  • 2: About 23.6-acres / 9.5 hectares;
  • 3: The entire on about 27.6-acres / 11.1 hectares.

Ahead of the property’s sale, a spokesperson for Savills said:

“The land at Charlestown extends to about 27.6-acres of grassland in a ring-fenced block with excellent road frontage.”

“Laid out in three divisions, the land is in pasture and of excellent quality. The lands are prominently located along the Athlone Road (R390) and the Lynn Road and bound by the Royal Canal Way to the south.”

The predominantly level topography rises from about 95 metres (311 feet) above sea level on the southern boundary to a high point at the northern boundary of about 105 metres (344 feet) above sea level.

There is access off Lynn Road, with the land suitable for a “wide” range of agricultural and horticultural uses.

The spokesperson added: “The land lies outside the current development plan boundary.”

“Due to the extensive road frontage and low-density housing in the area, it may be possible to develop the site subject to the necessary planning permissions.”

“Interested parties are asked to engage directly with the relevant authorities (Westmeath County Council) in relation to any planning queries.”

Location

Located along the R390 Athlone Road, the land is 3km west of Mullingar, “which is always bustling with activity”.

It offers an array of shops, pubs, restaurants and hotels and also recently held the Fleadh Ceol in 2022.

Traditionally a market town serving the large agricultural hinterland, Mullingar remains a “significant” commercial location.

Amenities include fine shopping centres, schools, pubs and restaurants.

Mullingar’s main tourist attractions are its lakes – Lough Owel, Lough Derravaragh and Lough Ennell – and the Royal Canal, which flows through the town and bounds the land at Charlestown.

Also, it is easily accessed from the N52 (5 km) with convenient access to the N4, with Junction 17 situated approximately 6 km to the northeast, the main Mullingar to Dublin Road.
