New to the market is a “valuable” smallholding/farm extending to just under 20-acres in Co Tyrone.

Pollock Estate Agents is handling the sale of the “conveniently” located property on the Mullagharn Road in Gillygooley.

The selling agent has described this as an “excellent” smallholding in a “renowned, highly popular, fertile and productive” farming district.

Tyrone smallholding

The holding consists primarily of silage cutting / grazing lands in pasture, divided into two large, workable fields. According to the agent, these are suitable for modern-day farming practices.

The ground is in a “compact” parcel and of a “relative rolling” topography.

You can access the land directly off the Mullagharn Road via a private laneway, with additional access directly onto the Corlea Road.

“Good” perimeter stock-proof fencing and mature hedgerows surround the property.

Designated Development Zone

A section of the farm is within the current Gillygooley Designated Development Zone.

Therefore, according to the selling agent, it may provide a development opportunity (subject to planning and all statutory consents/approvals).

“We have estimated that approximately circa 1.2-acres lies within the designated zone.”

“No previous applications have been made. We e would advise that all interested parties make the relevant enquiries in relation to same.”

Concluding, the selling agent said:

“Seldom do such desirable parcels of land come on the market in the district. We recommend an inspection.”
