Tillage Farm for Sale in Meath
Primrose Park Farm, Greenogue, Kilsallaghan, Ashbourne, Co Meath is the latest to join Savillis’ portfolio for auction next month.
It will put the “magnificent” c. 152-acre tillage farm, along the Dublin/Meath border, between Swords and Ashbourne, under the hammer in up to three lots on Thursday, June 23rd, 2022.
The auction for the property, which the firm is guiding at €3m, will take at Roganstown Hotel & Country Club, Swords, Co. Dublin K67 P2E4 (unless it is previously sold).
It has described this as a “top-quality” residential farm in “one of the most sought-after” locations on the border of North Co. Dublin and County Meath.
“The agricultural element of the property comprises some of the best tillage land in Ireland and is suitable for all agricultural enterprises,” a spokesperson for the company said.
“There is also a good compliment of multi-functional outbuildings, formerly used for storing and packaging various vegetable crops, to the rear of the house.”
The firm is offering the property for sale in the following lots:
- 1) Primrose Park Farmhouse on 1ha/2.5-acres;
- 2) Farmland and outbuildings extending to c. 60.5ha/149.5-acres;
- 3) Entire – Residence, land, and outbuildings.
Lot 1: Primrose Park Farmhouse on 1ha/2.5-acres
The D1 BER-rated house was constructed in the early 1970s. It comes to the market in what the firm described as “good” condition.
Constructed in 1971, the property benefits from a hallway, kitchen, living room, sitting room, dining room, utility area and a shower room.
Upstairs there are four bedrooms, including a master bedroom suite and a family bathroom.
There is a useful garage to the side of the house. To the rear of the garage, there are two attached storerooms with their own access.
Outbuildings
There is a range of outbuildings to the rear of the house.
These include:
- A large, enclosed shed;
- Traditional lofted shed;
- 5-bay hay barn with a lean-to on either side.
Lot 2 Primrose Park Farmland extending to c. 60.5ha/149.5-acres
The land at Primrose Park is what the agent described as “exceptional” and is bounded in several fields by a river which forms the county boundary in places.
It lies within a well-drained, ring-fenced block and includes “productive and versatile” ground, currently growing cereal crops.
The agent continued: “This Fingal/Meath land is among some of the finest in the country. The vendor’s family carefully managed it for decades and more recently has let it on a conacre basis.”
“The land is in ten fields of a good size and shape for modern agriculture and are enclosed by a mature hedgerow.”
Importantly, there are several access points to the land and good frontage onto the R125, the side road adjacent and a third access point off the R130.
