Land sells for €330,000 (€26,000/acre) at public auction

Jordan Auctioneers sold what it described as a “smashing” 12.55-acre parcel of land just outside Castledermot, Co Kildare, by public auction on Tuesday, September 20th, 2022, for €330,000.

Ahead of the sale, selling agent, Clive Kavanagh explained that the property, in its entirety, comprised “top quality land, ideal for any number of uses”.

The land, he explained, is slightly elevated, is currently in stubble and boasts “loving views in all directions”. “The entire would make an ideal site for a residence subject to obtaining the necessary planning permission,” he added.

He guided the property – which is in the south of the county and is circa 1km outside Castledermot, on the R418 towards Kilkea – at €15,000/acre.

Public auction

According to the firm, bidding opened at €170,000, and three bidders battled it out at Keadeen Hotel, Newbridge.

The firm placed the property on the market with the auctioneer accepting several more bids before the gavel fell for a figure equating to just over €26,000 per acre. The property firm understands that the purchaser is based locally.

Clive Kavanagh, selling agent, reported that “the top-quality land attracted strong interest from the outset of the sale”.

“This was from a mixture of local-based parties and some investors looking for a safe place to put money in view of the general global uncertainty,” he added.

2-bed ‘old-world’ bungalow on over 2ac for €180,000

Meanwhile, Brendan French Auctioneer, Valuer and Estate Agent, Dalton Street, Claremorris, Co Mayo, is seeking €180,000 for Connaught View, a “charming” 2-bed old-world bungalow in Cloonnahulty, Kiltimagh, Co Mayo.

According to the selling agent, the owners have “cared for the property well throughout the year and have presented it for sale in excellent condition, both inside and out”.

He said the 1934 residence is “full of character” on an area of “good” quality land in a “picturesque and idyllic” location with “panoramic” views over the Mayo countryside and back towards Nephin.

Its accommodation includes an entrance hall, a sitting room, a kitchen, a dining room, an inner hall, a hot press, a main bedroom, a second bedroom, an ensuite shower room, a bathroom and a conservatory.
