For sale through APP Kirrane Auctioneering, in Kiltybo, Ballyhaunis, County Mayo, is what selling agent, Kevin Kirrane, has described as a “charming” cottage on 11-acres.

According to the property agent, there is road frontage onto two secondary roads and just one field back off the main Ballyhaunis to Ballinlough N60 roadway.

This property is centrally located and “awaits a well-deserved transformation back to life”.

“This is a project, but it may qualify for the new derelict property grant of up to €50,000, subject to qualifying, which you can read about in this news article as previously published on That’s Farming,” the selling agent pointed out.

“This will be the most beautiful home with the potential to develop the land into a small hobby farm.”

“You could also apply for a herd number and hold livestock or become self-sufficient,” Kirrane added.

The property is a five-minute drive to Ballyhaunis town, offering a variety of shops, service providers, schools, and sporting and leisure facilities.

The selling agent referenced the property’s proximity to the Westport to Dublin train service, which frequently runs each day, and Ireland West Airport, Knock Shrine, Cloonfad Scenic Walks and a selection of established fishing lakes.

“You can enjoy the beautiful countryside surrounded by small farm holdings and speckled one-off detached dwellings.”

“This is exceptional value, and viewing is a must,” concluded the selling agent, who has placed a €60,000 guide price on the property.

Offers over €40,000

Also for sale through the firm is a property “with huge potential”, spanning 0.97-acres, at Cloongoonagh (main image), Ballyhaunis, Co Mayo, which the selling agent is seeking offers over €40,000 for.

Kevin Kirrane commented that this “splendid home is in need of some love and attention to bring back to life”.

The property comprises a kitchen, dining and living room, bathroom and two bedrooms, but “you can finish it with your own personal touches”.

“You can have space to perhaps grow your own vegetables, a pony run, establish a nice garden and room for a garage, storage or extending the existing property.”

There is an option to purchase the 47-acres surrounding the house at an additional cost, the selling agent added.

The property is only a short drive to Ballyhaunis, Claremorris, Knock, Ireland West Airport, Castlerea, Cloonfad Scenic Walks and a selection of fishing lakes, golf clubs, leisure and sporting facilities.
