PHOTOS: 102-acre former golf course could ‘easily’ be converted back to agricultural use

A single parcel of land extending to 102-acres, which was formerly used as Dublin Mountain Golf Course, is for sale, by online auction on September 1st.

Brennan Town and Country is overseeing the sale of the property, which is located in Brittas, Co. Dublin and has a guide price of €850,000.

The land is located 8km south-west of Citywest, 6km south of Saggart, 12km south of Tallaght, 23km south-west of the city centre and 10km north of Blessington.

Description

The golf course was converted from agricultural lands in 1993 with minimal disturbance to the existing natural contours and drainage systems, according to the selling agent.

“Despite being situated at an elevation of approximately 300 metres, the land only undulates gently towards its southern boundary and the majority of the lands are of a relatively flat topography.”

“The lands are well maintained and free-draining and could easily be converted back to agricultural use.”

There is no underground irrigation system or piping and no chemicals have been applied to the lands in the past 18 years with the exception of the greens, the selling agent added.

There are a number of outbuildings including a clubhouse, changing facilities and residential complex.

Services include mains electricity, a well producing 4,000 litres per hour, a septic tank and central heating.

Alternative uses

The property is contained in the South Dublin County Council Development Plan 2016 – 2022.

Under this Development Plan the property has the following zoning designation: Zoning Objective ‘HA – DM’: ‘To protect and enhance the outstanding natural character of the Dublin Mountains area’.

The following uses would be open for consideration in a planning application:

  • Rural housing (if associated with agricultural or employment need on the lands);
  • Hotel;
  • Restaurant / café;
  • Sports club facility;

  • Garden centre;
