Offers over €1.91m for 100ac farm with 4-bed house

A North Yorkshire farm in the historic village of Patrick Brompton with development potential has hit the market seeking offers north of £1.65 million (€1.91m).

The property consists of close to 100-acres of what SC Grays Specialist Farms and Country House agency has described as “productive” land, along with a four-bed main house and planning consent for three individual dwellings.

According to the firm, formerly a dairy farm, Old Park House Farm is, in brief, an “attractive, small mixed farm” in an “accessible” location close to the market town of Bedale and a short distance from the A1.

North Yorkshire farm

This is what the company branded as a “very rare scenario in such a popular residential and agricultural area”.

The property is 14 miles from Northallerton, where there is a rail station on the east coast main line.

This provides services to and from Edinburgh, Middlesborough, Manchester Airport, York, Leeds, Liverpool and London.

The property has been granted Planning and Listed Building consent, which offers the opportunity to convert its range of modern and traditional stone buildings into three dwellings.

The Grade 3 arable land and productive pastures extend to circa 99-acres. It includes an amenity woodland and beck meandering through the enterprise.

The farm buildings, the company added, are centred around a former range of traditional stone buildings with a granary, byres and open courts.

Many of the buildings have more modern additions to extend accommodation for dairy cows.

Currently, they are utilised for general livestock housing and handling along with storage.

Moreover, there is a large concrete yard area and hardstanding for vehicles and baled silage with livestock handling and loading facilities.

He is of the view that Old Park House Farm appeals to both farmers and non-farmers.

Moreover, he believes that it offers “considerable” scope for development with existing planning permission in place for three dwellings.

The farm has a long approach road that is very private, with no public bridleways and footpaths.
