Monaghan farm for sale

Rossarrell Farm, a 40-acre holding in the heart of Glaslough, Co. Monaghan, has hit the market with an asking price of €495,000.

Town & Country Property Ireland is handling the sale of the property, which consists of “good” pasture and mixed native forestry on the outskirts of Glaslough, home to Castle Leslie.

Also contained in the portfolio are two residences needing full refurbishment: an old 171m2 2-storey farmhouse with an old milking parlour and a garage and a 64m2 1970s-built two-bedroom bungalow.

The total holdings consist of c.24-acres of pastural fields with an additional native copse at the top of the farm.

The native forestry of c.16-acres is across the lane and, according to the firm, would be suitable for clear-felling, commercial growth development or as a “charming” private wild landscape. Also, the land contains a large steel-built farm shed.

Location

The property is only 5-minutes from the charming and ever-popular Glaslough village, home to the famous Castle Leslie Estate.

It lies only 10-15-minutes from Monaghan town and is 1-hour to Belfast and Newry, while Dublin is a further 90 minutes away.

Transport options include a series of “well-maintained” primary roads, including the upcoming redevelopment of the N2/A5 Dublin/Derry motorway.

The property will come under the hammer in an online auction via townandcountrypropertyauctions.ie on June 30th 2022, from 12 pm in the following lots:

  • 1: Rossarrell Cottage: A well-proportioned two-bedroom red-brick bungalow cottage with sunny south-easterly views over pastures and forests. The property is c.63m2, requires refurbishment throughout and is set over circa 8-9-acres of land and circa 7-8-acres of native forestry.
  • 2- Rossarrell Farmhouse- A “sizeable and appealing” two-storey five-bedroom farmhouse of c.171m2 with two additional outbuildings. In the agent’s view, the property requires refurbishment throughout but offers purchasers “the chance to rekindle an idyllic farmhouse in a private natural setting amidst a chorus of birdsong”. The property is on over c.6-7-acres of land and c.4-5-acres of native forestry;
  • 3: Rossarrell Field- A “charming” site with significant residential development potential, over c.8-9-acres of mixed pasture and c.6-7 acres of native woodland. The site is sold subject to planning permission. It is currently used for agricultural grazing, housing a large steel frame farm shed on-site;
  • 4: All holdings, comprising c.40-acres of mixed land, native forestry and two existing properties.
