VIDEO: 51ac of ‘top-quality’ land in 15 divisions for auction

Keenan Auctioneers will offer circa 51-acres of land in Greaghlone, Carrickmacross, Co Monaghan for sale by public auction next week.

The property firm will hold the auction at Kingscourt Mart sales yard, Kingscourt, Co. Cavan, A82H2H3, on October 6th, at 3 pm.

Speaking ahead of the hybrid (in-person and online bidding) auction, Lisa Keenan said: “It is a great piece of south-facing land. You will probably never get the opportunity to buy it again.”

Land for sale in Monaghan

Keenan Auctioneers will offer the property for sale in the following lots:

Lot 1: The entire

This comprises circa 51-acres of “top-quality” farmland laid out in 15 divisions, with all divisions being easily accessible.

The land has almost 1 kilometre of road frontage, and a 700-metre laneway runs adjacent to the north-western boundary.

“Broadly speaking, the land is laid out in two blocks. Offered for sale separately, with lot two comprising circa 23-acres and lot three comprising circa 24-acres.

Furthermore, both blocks are close to one another and are connected via a laneway.

The Magheracloone Group Water Scheme lays on water, and there is also a natural water supply to some of the fields. Besides, basic handling facilities are also present on the land.

“Set in an idyllic rural location, the entire is a highly attractive holding located in a good farming area.”

“The land follows the north/north-western shoreline of Greaghlone Lake (renowned locally as a beautiful and peaceful wild swimming spot).”

This property is found just 1km off the R162 Kingscourt to Shercock Road–about 9km from Kingscourt, 5.5km from Shercock, and 10.5km from Carrickmacross.

Lot 2 – Circa 23-acres

This consists of circa 23-acres of “good quality” farmland in 7 divisions, with all divisions being easily accessible.

This lot has approximately 240 metres of road frontage and commands what the selling agents described as “enviable views” looking down and out over Greaghlone Lake.

Lot 3: Circa 24-acres

This consists of circa 24-acres of “good quality” farmland in 5 divisions, with all divisions being easily accessible.

This lot has approximately 645 metres of road frontage and, again, commands “enviable” views looking down and out over Greaghlone Lake.

Lot 4: Circa 3-acres

On circa 3-acres, this property comes with an old, 3-roomed cottage, presenting in “considerable disrepair”.

The selling agent remarked: “Despite its appearance, it potentially allows for future transformation into a fine home, occupying a unique site, with substantial lakeside views.”

“Adjacent is a dilapidated barn that could ultimately serve as something better: a storage area, an office, or a garage,” the selling agent added.
