‘Good quality’ land makes almost €22,000/acre at auction

Land in Co Kildare made close to €22,000/acre at one of Jordan Auctioneers’ final public auctions of 2021 earlier this week.

The property firm put circa 38.4-acres of residential land just outside Sallins under the hammer on Wednesday, November 24th, 2021.

Ahead of the auction, the property firm guided the lands in Sherlockstown at €12,000/acre.

Kildare land 

As featured by That’s Farming, the firm’s selling agent, Clive Kavanagh, described this as a “superb” land holding with good quality land in three large divisions.

They pointed to the property’s frontage, of approximately 500 metres, onto a local road.

Ahead of the auction, he highlighted its natural boundaries and hedgerows throughout. He suggested the lands would also make “an ideal site” for a residence.

The property is in an “excellent” location, close to Sallins (3.5km), Naas (6km), Clane (7km) and the M7.

According to Clive Kavanagh of Jordan Auctioneers, approximately 20 people attended the public auction this week.

The selling agent told That’s Farming that “bidding was lively from the outset with the property opening at €500,000 and 3 active bidders throughout”.

“The hammer fell for a price of €835,000, equating to almost €22,000 per acre.”

“The purchaser is believed to be a local based person. Demand for agricultural land has remained strong throughout 2021 with a wide cross-section of purchasers to the fore.”

“The price achieved was exceptional. However, it reflects current market conditions and the location of this land, close to Naas, was a driving factor,” he concluded.

Dairy farm for sale

Meanwhile, Savills has placed Bellair Estate, a “superb” agricultural and residential estate extending to about 345-acres, on the market.

The farm is in “the heart of Ireland” on the Offaly-Westmeath County border.

James Butler, Head of Country Agency at Savills, said:

“Bellair Estate offers an extremely rare opportunity to acquire a large-scale, fully equipped modern dairy farm with a fine period house which extends to about 345 acres and lies within a contiguous block.”

Butler said the agricultural element of the estate is a “key feature”. It comprises a dairy farm that carries a “highly productive” herd of 300 dairy cows.

The farm includes a modern dairy complex with a 32-unit rotary parlour. It has a single shed providing winter accommodation for the entire milking herd, including 350 cow cubicles.
