Post-auction report: Over €22,000/acre for land in Kildare

Kildare land auction report

Circa 13-acres of land in Castlekeely, Caragh, Co Kildare sold for just over €22,000/acre at auction last week.

Jordan Auctioneers successfully sold the property for €290,000 last Thursday (July 8th, 2021) using LSL Auction’s online platform.

The land is located close to the village of Caragh (1.5km) and easily accessible to a wide range of locations. These include Naas (7.5km), Newbridge (10km), Sallins (9km), Clane (9km) and the M7 (7.5km).

The entire has extensive frontage onto the local road and was in 4 divisions, all in grass. The selling agent described it as “very good quality land ideal for any number of uses with natural boundaries and hedgerows throughout”.

Speaking after the auction, Clive Kavanagh, of Jordan Auctioneers stated:

“There had been strong interest in the lands from the moment it went on the market, with many of those enquiring hoping to obtain planning permission at some future date for the construction of a residence.”

“There were also enquiries from those sitting on cash deposits and looking for somewhere safe to ‘park money’.”

The purchaser was a solicitor acting in trust for an undisclosed client.

€266,000 for 19-acre holding with derelict farmhouse in Wexford

Meanwhile, a circa 19-acre holding with a derelict farmhouse in Wexford exceeded its guide price by €56,000 at auction last week.

Quinn Property sold the holding in Ballinure, Marshalstown, Enniscorthy, Co Wexford in conjunction with LSL Auctions on Wednesday, July 7th, 2021.

Ahead of the auction, David Quinn explained that the land enjoys an “excellent” location in some of north Wexford’s most productive agricultural areas.

“The property is situated along a laneway, 200m from the public road. It is divided by the laneway with the farmhouse, farmyard and c. ½-acre on the southern side with c. 18.5-acres on the northern side. “

“The single storey house has been unoccupied for some time and is in need of complete renovation and rebuild.”

“There are a number of outbuildings adjacent to the house comprising of a two-span hayshed with lean-to and some block built out offices, as well as an attractive small paddock located beside the house. There is a well in the yard as well as a natural watercourse.”
