€525k 4-bed home has tennis court, stables, gardens and lands

House for sale in Kildare

Four bedrooms, a tennis court, a large workshop, stables, landscaped gardens, c. 4-acres and the potential for another residential property subject to planning permission are among the key selling features of Liam Reilly Auctioneers’ newest listing.

The property firm is seeking €525,000 for a C3 BER-rated 4-bed 3-bathroom residence in Clonuff, Broadford, Co Kildare.

According to the firm’s John Reilly, this is “easily one of the most beautiful properties the Irish market has seen in 2022”.

In a statement, Reilly said: “There are simply not enough words to describe this truly iconic property.”

“Our office has the pleasure of offering viewings to all potential buyers to truly appreciate one of the best properties North Kildare has to offer,” he added.

The current owners have “beautifully” designed the “highly anticipated and “wonderful” family home.

They have built it to “a very highest standard with no expense spared”. It has electric gates, a filtered water system, a septic treatment plant, a tennis court, a decking area, stables, and a hayshed to a potential site.

According to the selling agent, a separate workshop and a shed give any potential buyer “endless possibilities of use”.

Accommodation and outbuildings

Accommodation includes four bedrooms, three bathrooms, a sitting room, a kitchen/dining area, an office, a utility room, and a living room.

The kitchen/dining area comes with all built-in appliances and is in “good” condition with an additional utility room and a WC to the side. Furthermore, the living room has a stove/fireplace and leads to the study.

Moreover, the bedrooms are “very large” in size with one en-suite, and the family bathroom has a wet room.

The sitting room at the property’s front comes with an open fireplace, which allows for a “private cosy setting”.

Location

The property is close to the village of Broadford, and Enfield is within a ten-minute drive. It has “an abundance” of shops, cafes, restaurants, schools, and all public transport, including a train station.

Furthermore, the M4 is within a 15-minute drive away. This paves the way for access to Dublin City Centre and all major routes; the property is approximately 45 minutes from the capital.

Lastly, Maynooth is a 25-minute drive away, as is Maynooth Train Station, which offers further public transport options.
