18ac residential farm for €350k

Farrell Auctioneers, Valuers & Estate Agents has introduced an 18.35ac. residential farm in Co Galway to the market in recent days.

The property firm is seeking €350,000 for the two-story farmhouse and “good quality” lands in Grannagh Beg, Ardrahan.

According to the selling agent, Colm Farrell, “this farm was renowned for producing the best quality beef for many years”.

“Located on these lands is a derelict farmhouse dwelling. The lands are of good agricultural quality, and have been grazed recently.”

“You must view this farm to appreciate the quality of the farm on offer. The farm is in the heart of south Galway with limestone, free-draining soil and fenced by hand-built limestone walls.”

“There is a huge opportunity to develop the dwelling in an area where planning permission is hard to obtain.”

In terms of location, the village of Labane/Ardrahan, which is approximately 6kms away, has amenities including schools, a crèche, a shop, a hardware shop, and a bus stop.

Roscommon

Cathal O’Brien Estate Agent LTD is seeking €200,000 for circa 32-acres of land (circa €6,250/acre) in Carrowbane, Castleplunket, Castlerea, Co Roscommon.

The lands are in one division in a “good” farming district, off the Castleplunket to Ballintubber Road.

According to the agent, the sale “offers neighbouring farmers an excellent opportunity to increase their existing holdings”.

Cork

Charles McCarthy Auctioneers has for sale circa 26-acres of land at Derrigra West, Ballineen, Co Cork for €300,000.

The land, in one lot, is south-facing and is mostly of “excellent” agricultural quality.

According to the selling agent, this land would be suitable for a small agricultural holding.

Galway

Meanwhile, at €70,000 in Milltown, Co Galway is a 4-acre plot of prime farmland/development land.

Nigel Dineen/Martin Finn Auctioneers is handling the sale of the property.

They described the land – which they are guiding at €17,500/acre – as “solid” and “dry” with good frontage.

The parcel of land is adjacent to Milltown Old Railway Station on the Claremorris/Athenry line and only 800 metres off the N17 Galway/Sligo routeway and Milltown Business Park.

They suggested that “it can have a good future value for development in the event of the line opening again”.
