Cottage on 44ac with water frontage for €450k

Donegal cottage for €450,000

Savills’ Liam McCarthy has just introduced a coastal cottage on circa 44-acres, with approximately 350m of water frontage, to the market.

The firm is seeking €450,000 for the property, which is set in “one of the most scenic positions” on the north-west coastline in Glenoory, Downings, Co Donegal.

The property occupies a waterfront position overlooking Tra Na Rossan Bay.

The current family constructed the property – which is along the Wild Atlantic Way – in the early 1960s, and while it offers flexible accommodation, it requires modernisation.

According to the selling agent, locally, there has been “significant” re-development of one-off housing. Therefore, “there is scope” to extend and renovate the property subject to the necessary planning permissions.

Accommodation and outbuildings

In all, the G BER-rated cottage’s accommodation – extending to approximately 76 sq m / 820 sq ft. – consists of one bedroom, one kitchen, one sitting room/dining room and one bathroom.

In terms of outbuildings, there is a storage shed to the rear of the main house. The agent suggested, the purchase could develop this to form part of the main house if they require.

According to McCarthy, a key feature of the property is the surrounding grounds. They offer about 350m. of sea frontage and a sheltered lawn area.

He stated that one block – which is above the road – contains circa 33.7-acres, and the remainder consists of 10.8-acres with the cottage.

Location

According to the selling agent, nearby Downings and Carrigart offer retail and hospitality services. Meanwhile, you can find amenities in Milford and Creeslough. Furthermore,  Letterkenny – the northwest region’s “economic centre” – plays host to the main shopping hub.

Donegal also offers golfing links and is also famed for its quality water sports. Many tourists come to the area specifically to surf and sail the coast at all times of the year.

The surrounding beaches at Tra Na Rossan, Gortnalughoge and Sheephaven Bay are among “some of the best in the country for enjoying with family,” McCarthy claimed.

Nearby airports include Donegal Airport (59 m), which offers local connections within Ireland and Scotland. Meanwhile, the City of Derry Airport (82 km) provides opportunities for UK destinations and onwards.
