Cottage with outbuildings sells for €152,000 at auction

A “well-located” 2/3-bed cottage with outbuildings on a circa 1-acre elevated site roughly doubled its guide price when it went for auction on Friday (August 7th).

The sale of the property at Clonamona, Craanford, Gorey, Co. Wexford, as featured on That’s Farming in recent weeks, was handled by Quinn Property.

The auction at its Gorey office attracted 10 people, with all attendees having to pre-register due to Covid-19 protocols.

The property on offer consisted of a cottage, constructed in 1940 (in need of upgrading), as well of a range of outbuildings and equestrian facilities on a c.1-acre site.

The property benefits from a convenient location along the Carnew – Gorey road.

The holding was guided at €70,000 – €80,000 in advance of the auction and it attracted good levels of interest and viewings, according to David Quinn.

Auction

On the day of the auction, bidding opened at €50,000 and following activity from four parties reached €110,000, which led to the property being declared on the market.

Following this, a new bidder entered the fray, while another dropped out. Ultimately, the hammer fell at €152,000 to a local solicitor acting in trust, Quinn added.

“This represented a fantastic result for the vendor, with the price achieved roughly double the guide price.”

‘A flyer’

When asked for comment after the sale, auctioneer, David Quinn, simply described the auction as “a flyer”.

He then elaborated, remarking that “the local property market remains strong, especially in lower price brackets”.
