2-bed cottage on 16ac for €265,000

A 2-bed G-BER-rated disused cottage, together with 9.6ha (16ac) of “excellent” quality grazing land, are for sale in Carrowgobbadagh, Carraroe, Co Sligo.

Property Partners Mulholland is guiding the property, in its entirety, at €265,000.

The cottage extends to 60 sq. m and offers what the selling agent deems to have “excellent potential for refurbishment as a residence”.

The cottage has an adjoining shed (18 sq. m.) and is serviced with mains water and electricity, while a septic tank has to be installed (subject to planning permission).

The property is split into the original holding of 15.98-acres (6.47 hectares) and a second plot with 3.13ha or 7.7-acres, a division which occurred due to the construction of the N4 dual carriageway.

The selling agent explained that the lands are contained in one “well-proportioned” block.

The additional lands in lot two are accessed independently via a lane off the ‘Old Dublin Road’ (former N4).

The entire lands and cottage in lots one and two can be purchased in one single lot, with a guide price of €265,000 on the entire.

170ac farm with entitlements available for a 10-year lease for €60,000/yr

Meanwhile, new to the rental market is a 170ac prime farm in Ballinahinch, Birdhill, County Tipperary.

According to the Fee Auctioneers, this is “one of the finest farms to come onto the leasing market in 2022”.

The property has an “extensive” farm building, with cattle housing “ideally” suitable for a medium-large scale dairy enterprise available for lease in one lot.

The agent said: “This is a superb opportunity for a new entrant or an established operator.”

The land is currently in permanent pasture, with c.145-acres in one block and a further 25-acres, only 2km from the home farm.

It boasts road frontage onto three roads and is laid out in large divisions, all in “good hearth”.

This is currently a beef, sheep, and equine farm, but it is “very suitable” for a large-scale dairy enterprise.

The farm is “superbly” located at junction 27, fronting onto the M7 Dublin-Limerick motorway.

The selling agent said the property is available for lease for a ten-year term with entitlements.
