Post-auction report: Raymond Potterton Auctioneers sold a 166-acre residential farm in Co Westmeath, in two separate lots, for €1.91 million at auction this week.
The firm guided the “extremely fertile farm with scale and potential” in Newcastle, Castlepollard, at €1.2m ahead of the hybrid auction, which it held with LSL Auctions.
The farm is located 7km from Castlepollard, 15 km from Granard, 17km from Edgesworthstown, 23km from Mullingar and is easily accessible from the N4 and R395.
The selling agent viewed this as a “superb opportunity to purchase a substantial residential farm in one block in excellent farming country”.
As featured on That’s Farming, he said that with some investment, the lands are suitable for “any agricultural use”.
Commenting on the property, which was on the market as an executor sale, the auctioneer said:
“The farm is well-known locally for the quality of the cattle that have been finished on its lush pasture.”
“It is located in an area of extremely high fertility and successful tillage and cattle enterprises. Newcastle is a spectacularly attractive agricultural holding.”
“The private setting and the vista over the surrounding countryside and up to Mullaghameen Woods makes Newcastle a place apart.”
Residence
The residence consists of a Georgian villa-style two-storey house providing “spacious” accommodation with all services and “an abundance” of original period features and an attractive setting.
Besides, the lands, in six main divisions, are well fenced and all under permanent pasture. The farm benefits from a good drainage system and fronts the River Glore, providing an “unfailing” water supply.
